We have long been a center of activity on Hilton Head Island. Used by Native Americans for hunting and seafood gathering for hundreds of years, the bluffs of our plantation are where Captain William Hilton first landed in 1663. The Island was eventually named for this explorer. He was followed by a succession of Spanish, French and English explorers and traders.

At the start of the Civil War, the present  Plantation was occupied by Confederate forces. They were driven out by invading damn Yankees who set up both a camp and a town on the site of our present plantation. In 1863 the population of the Island was greater than it is today, with most of it right here!

Historical markers at Fort Walker Park, the Beach House and the Steam Gun describe the events that took place here and in the surrounding waters. Modern development of Hilton Head Island was initiated in the late 1950's. From the outset plans included an emphasis on preservation and nature. The original concept for our Plantation was that all residential development would be restricted to single family residences. This concept was later expanded to exclude any commercial development within plantation boundaries.

The modern era began slowly, cradled in a quiet environment far different than that of today. Raccoons, possums and deer were common. Bobcats appeared on patios and night hawks made ghostly noises in the dark. The plantation was full of songbirds and butterflies...wildflowers and pink phlox carpeted the fields. Occasionally, cows could be seen grazing on the fairways. Daufuskie natives had brought many of them to the island. Little wild horses, known as Marsh Tackys, brought over by the Spaniards and peculiar to the island, were a common sight. Before the present bridge to the Island was built, there was a turntable bridge that opened for boats to pass beneath and, prior to that, a ferry. Highway 278 was a dusty two-lane road without a traffic signal in sight.

By 1966, a few houses, the Port Royal Inn, the original clubhouse, and the first golf course, Robbers Row, were built within the plantation. By 1968 the Golf Club had reached 100 members. At this time the Inn, an oceanfront resort with thirty-two rooms and three villas located to the north of the present Beach House, was flourishing. A second golf course, Barony, was opened in the spring of 1969, and new golf villas were added where Fairway Winds now stands. The clubhouse was the center of social activity in those first years with cookouts by the pool, oyster roasts on Friday nights, Christmas tree decorating, dances, end-of-the month golf parties, and Sunday suppers. Several of these activities have carried over to our present lifestyle.

On the night before the Christmas dance in December 1973, a fire destroyed the clubhouse.   .

By 1970 the beaches were badly eroded. Sea oats and dunes were gone and some property owners had lost footage from their land. The Hilton Head Company constructed a series of rock and rip-rap groins out into the ocean to trap the sand. At first they looked like big rock walls. But in a few years, the groins were almost covered with sand. As the beaches accreted, the dunes rebuilt themselves and the sea oats reappeared! By 1995, erosion was again taking its toll on sound side beaches. A plan to "scrape" sand from areas along the ocean to reinforce the threatened areas helped forestall further damage. In 1997, the plantation's beaches were extensively renourished as part of the Town's beach nourishment plan.

  The plantation's roads, common areas, historical sites and amenities are now owned and maintained by the Association. In 2000 the Association conducted an extensive survey of its landowners and based on the results adopted a long range plan to guide management and development into the future. The landowners clearly expressed their desire to maintain the special character of the plantation and avoid over development and over regulation. Under the framework of the plan, the Association is committed to providing members with a secure, well-maintained and friendly environment in which to work, play and relax.

 

We think our home is the best residential community on Hilton Head Island, with friendly people, a beautiful shoreline, swimming pools, Beach House, tennis courts, leisure paths, historic sites, arboretum and wonderful golf courses.

As a property owner, it is important to be aware of the Covenants, By-Laws and other documents relating to our Plantation. These documents are included in the section.   Copies of individual documents are available at the Administration office. The plantation is proud of our residents’ voluntary adherence to our rules. This guiding principle of personal responsibility permits the Association to operate without the burden of excessive regulation found in many private communities.
